Burbank Partners with Untapped Ventures to Launch the “Future of Work Studio Accelerator” A Unique Virtual Program Focused on Economic Development

January 14, 2021, BURBANK, California – The City of Burbank announced the launch of a new pre-seed virtual accelerator today designed to help stimulate economic development and advance innovation for tech startups and small businesses. In partnership with Untapped Ventures, a local Los Angeles-based startup/venture studio and Venture Capital firm, the City of Burbank has taken action in the midst of a global pandemic to ensure that entrepreneurs are provided the resources necessary to work on the challenges facing the future if our workforce today.
The virtual studio accelerator program will help 25 entrepreneurs in a in a two (2) phased approach. The first phase runs March to June 2021 and lays the foundations for cofounders meeting, ideating, and validating an important problem to solve in the Future of Work space. Phase two will run from July to November and is designed to build traction and show off progress in a Demo Day in November to help attract funding.
Due to the unprecedented shift we have experienced as a result of the on-going pandemic, the theme of the accelerator is innovation in the Future of Work. The Future of Work spectrum is wide and ranges from startups building new productivity tools (think Zoom and Slack) to technology ventures using hardware (like Virtual Reality). In essence, this program is for startups building tools, services, and technology that makes work easier, no matter what industry that may be.

In addition to this new accelerator, the City of Burbank also hosts Burbank Tech Talks and Burbank Start-up Pitch Fests aimed at helping small businesses and entrepreneurs succeed by learning about the resources and networks available to them. The numerous co-working spaces and tech labs in the area makes it easy for local innovators to experiment and launch new ventures. Calls to the executive of office and managers did not result in any relief from the ETFS.
In one example a business Verizon account with Fios and a phone line with a monthly cost over $200. Equipment was purchased. A two year agreement is AUTO-Renewed with the notice in small print on the monthly statement, and no mention of the ETF amounts. Deceptive at best and unethical and abusive of customers.
The early termination fees on an account like this is over $1200 after one year! One year in imagine what it is after a month, close to $2,400? Its outlandish.

While there is enough info on the locations purpose, the tenant or new owner is somewhat secretive. In the list of possible stores that could occupy include Amazon Fresh, Lazy Acres, Gelson’s, Aldi, Grocery Outlet, and others including but bot limited to some of the other larger chains that may be looking at the location as a move. At 53,000 ft it is fairly large, but not large enough for a Costco or Walmart.
Amazon Fresh has existing store locations in Woodland Hills, Northridge, Irvine, North Hollywood and Whittier, and several stores opening soon in IL. Looking at the market and the layout, it seems like the most likely occupant of the location. Amazon already has two Whole Foods locations in Pasadena, and perhaps this would give them an exit from one of the other locations, or enhance their presence in the area.
With Home Depot entering the area it will be interesting to see who moves in. As the site develops we should know more. Additional permits and inspections by the City of Pasadena will reveal more on the layout and application which will provide further clues.

PROJECT DESCRIPTION: The applicant, KCB Pasadena Store, LLC., is requesting a Conditional Use Permit(CUP)to allow the off-site sales of a full line of alcoholic beverages (beer, wine and distilled spirits)(Alcoholic Beverage Control (ABC)License Type 21), as well as instructional tastings on-site(ABC License Type 86), in conjunction with the operation of a new 41,459 square-foot grocery store (Food Sales land use). The proposed grocery store would be located within an existing vacant 53,041square-foot single-story commercial building previously occupied by Orchard Supply Hardware (OSH), a home improvement retail store. The proposed hours of operation would be from 7:00 a.m. to 10:00 p.m. seven days a week. Food Sales is a land use that is permitted by-right in this location. The proposed establishment would offer a range of typical grocery offerings, in addition to specialty items and related services. The store’s offerings will include fresh produce, pre-packaged meats, packaged foods, dairy products, salad bar and hot food offerings. As discussed in this report, it is proposed that the grocery store would sell a broad selection of beer, wine, and spirits, including craft and specialty products. The sales of alcohol requires the approval of a Conditional Use Permit.
