Re: Decision to proceed with Tenting/Fumigation of Nantucket Complex

Dear Nantucket HOA Board,

I am very disappointed in the boards decision on June 30, 2009 to proceed with tenting of the Nantucket Complex.  As I vocalized during the meeting, there is no clear reason for the urgency to have this work done.

While there numerous reasons for not doing the tenting, these are the primary reasons.

1. Low Reserves and Financial Impact, after the fence replacement and the roof work the HOA reserves are very low, which will most likely mean a rise in fees and/or special assesment. I for one do not want to see a rise in the fees. I work hard for my money and the last time I check there’s no money tree growing in the complex..

2. Necessary? Do we really need to spend close to $25,000 to treat termites? The answer is no as confirmed by 2 of the 3 estimates that the HOA received.

3. Due Diligence: When was the last time tenting was done? Must have been done before I moved in 9 years ago, but nobody bothered to do the research before pulling the trigger on a $25k expense!

4. Blow torch when a match would work? Would localized treatment suffice?  Absolutely! 2 of the 3 bids made the recommendation.

5. Priorities? There are other things that should have higher priority, fixed the dry rot and replacing this boards with composite material that doesn’t dry rot and is not susceptible to termites.

6. Vendor? The selection of Terminix based on their reputation for question tactics and countless complaints and class action suits.

On top of this the disruption to homeowners and tenants, the cost we will incur, is the board willing to also pay for this? I cannot afford a place for 3 days while the units are needlessly being fumigated!

I urge the board to cancel the treatment contract today as there is a 72 hour period which the contract may be canceled. That ends July 3, at midnght, Friday.

I offer to have a close friend who knows someone who has been doing termite control work and has worked for the big companies, with over 30 years experience to come out and asses the situation.

It is clear based on the above that the board has made an error in judgment, that is not too late to correct. Prudence must prevail.
